Do the buyer and seller need to be physically present for the closing?

Nowadays, with the advent of the technology of the internet, email, scanners and overnight delivery, no, the buyer and the seller do not have to be physically present at closing. In fact, the seller can be in a different state, even in a different country.

However, this is something that you have to let the settlement agent know in advance so they could coordinate the closing, but know absolutely that most of the closings nowadays do not happen with the buyer and the seller being in the same room.
