If you're selling your home without a realtor, it's very important to understand that the sales contract most likely is going to contain a inspection contingency clause. That means that the buyer's going to have the right to inspect the property and to cancel the contract if they didn't like something that shows up on the inspection report. That's something that is negotiated before you sign a contract.

 

However, you might be able to sign what's called an "As Is" contract which means that even though the buyer could do an inspection report, the seller's not required to do any repairs and the worst that can happen is that the buyer cancels the contract and gets the deposit back.
