What are liens, and how are they relevant to residential real estate?

 

These are legal obligations that attach to property. You could have recorded liens and unrecorded liens. Recorded liens show up on the title. They're things such as the mortgage. They're going to be paid off at closing.

 

Unrecorded liens are potential issues that could attach to the property such as the utility bill that's not paid or a building code violation or a fine against the property. These things could eventually end up as a recorded lien, so these are very important that we do a closing, you do a search for recorded and unrecorded liens.
